Changes to Haven's Fixed Rates

We will decrease our non-Green 4 Year Fixed rates on Private Dwelling House (PDH) mortgages for all mortgage customers.

This new rates will be effective from 24 October 2025 and is as follows:

1 Year Fixed Rate 3.85% 3.55%
2 Year Fixed Rate 3.95% 3.60%
5 Year Fixed Rate 4.15% 3.90%
7 Year Fixed Rate 4.35% 4.10%
10 Year Fixed Rate 4.45% 4.25%

If you want to change the interest rate on your mortgage, please fill out the Home Loan Interest Rate Application Form (PDF, 6 pages, 1,423KB). Get everyone on the mortgage to sign it and email it to info@havenmortgages.ie. You can also post it to the address shown on the form.

  • If you have drawn down your mortgage prior to 24 October 2025 it will have had the existing fixed rate (as per your Letter of Offer) on the date of drawdown applied.
  • These changes to non-Green fixed rates will be effective Friday, 24 October 2025.

  • If you drawdown your mortgage on a fixed rate it will have the existing fixed rate on the date of drawdown applied.
  • If you drawdown your mortgage prior to 24 October 2025 then the existing rate prior to this announcement will apply.
  • If  you drawdown your mortgage on or after 24 October 2025 we will apply the new lower rate.

No, you are not impacted by this change as our Green fixed rate is not changing at this time.

You don’t have to do anything now. Before we send your Letter of Offer, your Haven Broker will ask you what interest rate you want.

  • If you already have a fixed rate on your mortgage, this fixed rate will continue to apply until the end of your fixed rate term.
  • If you want to move to an alternative fixed rate, you may have to pay an early breakage charge.
  • Please contact your Haven Broker for more details.
